After viewing the desired property, those prospective applicants who wish to be considered for the rental property need to complete and submit the rental application, together with all necessary supporting documentation and the $45 per adult processing fee. The application and fee may be subimitted in person or by mail to Century21 Shoreland located at 1220 Iyannough Road, Suite 8, Hyannis MA 02601.  All fees must be made payable to Century21 Shoreland and must be in the form of  Certified Checks and/or Money Orders. Cash and personal checks will not be accepted. 

Applications that are not complete will not be processed.  An application is not considered complete unless we have all the necessary supporting documentation and fees.

Submitting a completed application is not a guarantee of the Landlord accepting/selecting that tenant.  Application fees are not refundable.

The background and screening processes includes credit checks, tenant performance checks (provides information regarding previous evictions, etc.), criminal record checks, reference checks, and employment verification to validate income sufficient to support the rent.

Fair Housing Laws

All persons must have access to housing without any differentiation in the terms and conditions because of race, color, religion, national origin, sex, handicap, or veteran or familial status.  Fair housing laws also require that the same criteria be applied to families with children that are applied to adults. A landlord cannot charge a different amount of rent or security deposit because one or more of the tenants are children.  The rental of rooms or units is exempted in an owner-occupied one to four-family dwelling where a real estate broker or salesperson is not involved.  Upon listing a unit with an agent, a landlord loses the right to specify a preference: i.e. “males only.”

It is our goal to provide quality housing for qualified tenants; and we seek to optimize the rental experience for both landlords and tenants. Our services include:

  • photography
  • posting of listings on various websites
  • showings/open house
  • screening
  • lease preparation     

By careful screening of prospective tenants we hope to minimize the risks associated with renting properties. 

  • we perform credit checks
  • tenant performance checks
  • criminal record checks
  • verification of employment and income
  • photo ID

After the review process has been completed, the findings are submitted to the landlord for review and final approval.

Landlords must contact their town to ascertain what the rental requirements may be.  If you need help with this, we do have most town ordinances on file.  For example,  the Town of Barnstable requires all rental units to be registered with the Board of Health. This includes in-law and basement apartments.  Century21 Shoreland does not handle the brokerage of illegal units.
